As part of your agreement with McGreen Acres LLC (the “Agister”), and in support of the boarding services described in the Herd Share Agreement and Bill of Sale, the following rules are in effect for all Owners accessing the premises at 2414 Westmoreland Road, Red Oak, TX:

1. Property Access

  • This is our home. We are a working farm with children, animals, and active operations. Respect for our space and privacy is non-negotiable.

  • Do not access the property without prior communication and confirmation. This includes picking up milk, visiting animals, or entering for any reason. It is a part of your agreement to set an appointment and that you and and your immediate family are allowed with our permission.

  • Gate codes are private. Do not share, forward, or distribute the gate code to any person, including friends, family members, or delivery drivers. Unauthorized sharing may result in immediate revocation of access.

2. Pickup Expectations

  • Standard pickup hours or appointments must be respected. These will be communicated and agreed upon in advance.

  • If you need to reschedule pickup, you must notify us at least 24 hours in advance, except in cases of emergency or unforeseen circumstances.

  • Changed pickup windows must be no longer than two (2) hours. For example, “between 3–5 p.m.” is acceptable. “Sometime tomorrow” is not.

  • We reserve the right to deny access to the property if a pickup is attempted outside of the agreed window or without notice.

3. Revocation of Access

  • We reserve the right to revoke access to the gate code or deny property entry at any time and for any reason we deem necessary to protect the safety of our family, livestock, or operations.

  • Behavior that is unsafe, disrespectful, negligent, or in violation of these rules will result in immediate review and potential termination of your herd share agreement.

  • During the grace period of the termination notice, currently 30 days, we will require contact at pickup from outside the gate and strict adherence to appointment times.

4. Visitors

  • Only the Owner or a designated agent or an immediate family member may retrieve milk.

  • Any visits beyond pickup require prior permission and scheduling. Guests, children, or extended visits are not permitted without explicit approval and an appointment. Mostly we want you to communicate with us. We are more than happy to try to accommodate visits, but we can't allow free access to our farm, the animals, or our property for your and our safety.

5. Emergencies and Exceptions

  • We understand life happens. If you experience a genuine emergency that prevents pickup or communication, please let us know as soon as possible so we can make accommodations when appropriate.

6. Milk Jar Requirements

  • All jars must be returned clean, dry, and labeled in accordance with our posted Milk Handling and Storage Checklist.

  • Failure to comply will result in your milk being put in a dirty jar and a notification that we did so.

7. Please Close the Fridge After Pickup

  • To keep everyone’s milk fresh and safe, all herd share members must securely close the fridge door after collecting their milk jars. Leaving the fridge open can spoil other owners' shares and other products we are trying to sell, and create unnecessary waste.
  • If you forget to close the fridge properly, we reserve the right to remind you or adjust pickup arrangements as needed. Repeated issues may result in suspension of pickup privileges until we can ensure proper handling.

8. You agree to the "Texas Farm Animal Liability Act"

  • Under Texas law, if you’re around farm animals, whether you’re a visitor, worker, or contractor, the farm owner or farm staff aren’t legally responsible if you get hurt or killed because of the natural risks that come with being around farm animals. See House Bill 365.
